What we do
Homes only: houses, townhouses and condos. Every job starts with finding the cause, and the price is agreed before the work.
-
Panel upgrades
Older 60 and 100 amp panels replaced with a 200 amp panel, usually before an EV charger, a heat pump or an addition.
- A load calculation for the whole house first
- New panel, main breaker and labelled circuits
- Permit, inspection and the power company booked for you
-
EV charger installs
A Level 2 charger on its own 240-volt circuit, in the garage or on an outside wall. Buy the charger yourself or ask us to supply one.
- Panel capacity checked before we quote
- Dedicated circuit run from the panel
- Charger mounted and tested with your car
-
Lighting
New fixtures, ceiling fans and recessed lights, plus the switches and dimmers that go with them.
- Ceiling lights and fans, including new boxes
- Recessed and under-cabinet lights
- Outdoor and motion-sensor lights
- Dimmers and three-way switches
-
Outlets and circuits
More outlets where you need them, and circuits for the things that keep tripping the old ones.
- GFCI outlets in kitchens, baths and garages
- Two-prong outlets replaced
- Dedicated circuits for a freezer, office or workshop
-
Troubleshooting
A breaker that keeps tripping, a dead outlet or lights that flicker. We trace the fault before we replace anything.
- Tripping breakers and dead circuits
- Flickering lights and buzzing switches

Safety checks for older homes
A look at the panel, wiring and outlets of a house built decades ago, with a written report you can plan from.
- Panel and breakers checked for heat
- Outlets tested for wiring and ground
- Report with photos, sorted by priority
Is it an emergency?
Some electrical problems are for the power company or 911, some can't wait for tomorrow, and most can be booked.
Call 911 or your power company
Get clear first
- A power line is down or saggingStay at least 35 feet away and keep others back. Never touch the line or anything it's resting on. Call the power company's emergency number or 911.
- Smoke, flames or a burning smellFrom an outlet, the panel or an appliance: get everyone out and call 911.
- Water around outlets or the panelDon't walk through it. Switch off the main breaker only if you can reach it from somewhere dry. Otherwise ask the power company to cut the supply.

Same-day problems
- Part of the house is dead, but the neighbors have powerIf the whole street is dark, it's an outage. Report it to the power company.
- A breaker trips again as soon as you reset itLeave it off and unplug what's on that circuit.
- An outlet or switch is hot, discolored or cracklesStop using it and switch its breaker off.
- The panel buzzes or feels warmDon't open it. Keep things away from it and call.
Book a visit
Can wait a day or two
- One outlet stopped workingPress the reset button on the nearest GFCI outlet first, often in a bathroom, kitchen or garage.
- A light flickersTry a new bulb. If it keeps flickering, or several lights do, book a visit. The same goes for new outlets, lights or a charger.

How pricing works
You pay a visit fee to have the problem found, then a fixed price for the job. Sample prices
$95 visit fee
Covers the trip and finding the problem. If you go ahead with the work, it comes off the job price.
A fixed price before work starts
In writing, on your phone, before anything is opened up. If we find something unexpected, we stop and ask first.
Permits at cost
When your town requires a permit, the fee is a separate line on your quote, with no markup.
Your own fixtures are fine
Bring the light, fan or charger and we fit it. If we supply it, it's in the price.
| Job | Usual range |
|---|---|
| Replace an outlet or switch | $120 – $180 |
| Swap a regular outlet for a GFCI outlet | $160 – $240 |
| Hang a light fixture or ceiling fan you bought | $150 – $280 |
| Add an outlet to an existing circuit | $220 – $380 |
| Add a dedicated 20 amp circuit | $380 – $700 |
| Level 2 EV charger, panel close by with space | $850 – $1,600 |
| Replace a panel with a 200 amp panel | $2,800 – $4,800 |
| Safety check for an older home | $149 |
Sample prices for a concept site. A real price depends on your home: how far the work is from the panel, what's behind the walls, and what your town requires.
Can your panel take an EV charger?
Answer four questions for a rough idea of what a Level 2 charger would involve in your home.
Send us a photo of your panel with the door open and tell us where you park. We'll tell you what a charger would involve before you book.
Rough guide
Answer the questions to see what's likely
Most homes with a 200 amp panel and free space need only a new circuit. Smaller or fuller panels may need more.
A rough guide that runs in your browser and sends nothing. An electrician confirms it with a load calculation before quoting.
Safety checks for older homes
Wiring that was fine decades ago often wasn't planned for today's kitchens, chargers and air conditioning.
Signs worth a check
- Fuses instead of breakers
- Two-prong outlets with no ground
- Lights that dim when the fridge or AC starts
- Switch plates or outlets that feel warm
- Cloth-covered or aluminum wiring in the basement or attic
- No GFCI outlets near sinks, tubs or outside
What the check covers
- The panel opened, and every breaker checked for heat and loose connections
- A sample of outlets in each room tested for wiring faults and ground
- GFCI and AFCI protection tested where you have it
- Hard-wired smoke alarms checked for power
- A written report with photos, sorted into fix now, plan for, and fine as it is
It's a report to plan repairs from. It isn't a home inspection for a sale or a certificate of any kind.
Questions before you book

Do I need a permit?
Panel upgrades, new circuits and EV chargers usually need one; swapping a light fixture usually doesn't. When your town requires a permit, we apply for it, add the fee to your quote at cost and book the inspection. Sample answer.
Are you licensed and insured?
This is a concept site, so it doesn't claim any licence, certification or insurance. A live electrician's site would list its licence number and insurance details here.
Will my power be off?
For most jobs, only the circuit we're working on, for an hour or two. A panel upgrade takes most of a day, and the power company may need to disconnect and reconnect your service. We tell you which circuits go off, and for how long, before we start.
Can I buy my own fixtures or charger?
Yes. Tell us the make and model when you book so we can check it suits your ceiling, box or panel. If something doesn't fit on the day, we say so before we start.

Tell us what's going on and when suits you. We confirm a two-hour arrival window by text. This is a demo form, so nothing is sent. Concept
