What we do

Houses, garages and small outbuildings with pitched roofs. Times are for a typical home and are samples.

  • Roof replacement

We strip the old roof to the decking, replace any soft boards, and install new underlayment, shingles, flashing and ridge vent.

Time: Usually one to two days

  • Roof repairs

Missing or lifted shingles, cracked pipe boots, failed flashing around chimneys and skylights, and small leaks.

    Time: Often the same visit

  • Leak and storm inspections

We check the shingles, flashing, vents and gutters, look in the attic, and send you photos of everything we point out.

    Time: About an hour

  • Gutters and ventilation

New gutters and downspouts, drip edge, ridge and soffit vents, so water and attic heat leave the house.

Time: Half a day to a day

Leaking now, or damaged in a storm?

What to do before we get there, and how we help if you're making an insurance claim.

While you wait for us

  1. Move furniture and electronics away from the drip and put a bucket under it.
  2. If the ceiling is sagging with water, keep people out of that room and tell us when you call.
  3. Photograph the ceiling, the attic if you can get in safely, and anything that came off the roof.
  4. Stay off the roof. We check it from ladders, the attic and photos.
  5. If you plan to claim, call your insurer's claim line and note the claim number.

Roof open to the weather? We put a temporary tarp on it, usually the same or the next day, and the cost comes off the repair if you go ahead. Sample policy

Help with an insurance claim

Plenty of storm repairs go through home insurance. Here's where our part starts and stops.

What we do

  • Inspect the roof and photograph every damaged area
  • Write up what we found and what the repair involves
  • Meet your adjuster on site, if you'd like us there
  • Give you a written estimate you can send to your insurer

What we leave to you and your insurer

  • Deciding what your policy covers and what it pays
  • Negotiating the claim on your behalf
  • Your deductible, which is yours to pay

We can't promise a claim will be approved. If the damage looks like age and wear, we'll say so before you file.

Roofing materials compared

The four roofs we're asked about most. Lifespans are rough, general ranges: climate, roof pitch and installation all change them. General guide

What matters most to you?

  • Architectural asphalt shingles

    Typical life
    20 to 30 years
    Installed cost
    $ Lowest
    Weight
    Light
    Good for
Most homes. Many colors, and repairs are quick and cheap.
    Watch for
Older shingles shed granules and can lift in strong wind.
  • Standing-seam metal

    Typical life
    40 years or more
    Installed cost
    $$$ Higher
    Weight
    Light
    Good for
Windy or snowy areas, and low-slope sections of roof.
    Watch for
Costs more up front, and large hail can dent it.
  • Concrete or clay tile

    Typical life
    50 years or more
    Installed cost
    $$$ Higher
    Weight
    Heavy
    Good for
Hot, sunny climates and Spanish or Mediterranean styles.
    Watch for
The framing has to carry the weight, and tiles crack if walked on.
  • Natural slate

    Typical life
    75 years or more
    Installed cost
    $$$$ Highest
    Weight
    Very heavy
    Good for
Older and historic homes built to carry it.
    Watch for
Few crews work with it, so repairs take longer to book.

We'll tell you on the inspection which of these your roof's pitch and framing can take.

How an estimate works

The same four steps for a repair or a full roof. Timings are samples.

  1. Free, about an hour

    Book an inspection

Pick a time and tell us what you've noticed. One of our estimators comes out, ideally while you're home.

  2. On the day

We look at the whole roof

Shingles, flashing, vents, gutters and the attic. You get the photos, including the parts that are fine.

  3. Within 2 working days

    You get a written estimate

Every line priced, with the number of squares and what's included. Rotten decking is a fixed price per sheet, only if we find it.

  4. 1 to 2 days

    Install and clean-up

We tarp your beds, take the old roof off, dry in each section the same day and sweep the yard with a magnet.

Estimate for a full replacement

What a job can look like

IllustrativeMade-up scenarios written for this concept site to show how a visit can go. They are not customers or results.

  • Sample scenario

    Water stain below the chimney

    What the owner saw
A brown ring on a bedroom ceiling after heavy rain.
    What we found
Loose step flashing and cracked sealant where the roof meets the chimney. The shingles were fine.
    The work
New step and counter flashing. Half a day.
  • Sample scenario

    Shingles gone after a windstorm

    What the owner saw
Bare patches on one slope, seen from the street.
    What we found
About a dozen shingles blown off. Underlayment intact and no water inside.
    The work
Photos and a written report for the homeowner's claim, then matched shingles. Two hours on site.
  • Sample scenario

    A 25-year-old roof losing granules

    What the owner saw
Grit in the gutters and curled shingle edges.
    What we found
Bare spots, curling tabs and soft decking around two vents.
    The work
Full tear-off, three sheets of decking, new underlayment, shingles and ridge vent. Two days.

Questions homeowners ask

Something else? Ask on the inspection, or call (555) 014-7731.

How long does a roof replacement take?

Most homes take one or two days once the materials arrive. A steep or very large roof, or a lot of rotten decking, can add a day. These are sample timings.

Can you put new shingles over the old ones?

Building codes sometimes allow a second layer, but we quote a tear-off. It lets us find and replace soft decking, and the new shingles lie flat.

Will you help with my insurance claim?

We'll inspect the roof, photograph the damage, write up what we found and what the repair involves, and meet your adjuster on site if you'd like us there. Your insurer decides what's covered and what it pays, so we can't promise any outcome. If what we see looks like age and wear, we'll tell you.

Do I need to be home?

For the inspection, ideally yes, so we can look in the attic. On install days you don't need to be; we need the driveway clear and an outdoor outlet.

What happens to my yard and plants?

We cover beds and shrubs with tarps, put the dumpster on boards to protect the driveway, and run a magnet over the lawn and drive at the end of every day.

What if it rains during the job?

We only open as much roof as we can cover again that day, and we watch the forecast. If the weather turns, the open section gets underlayment and a tarp before we leave.

Are you licensed and insured?

A live roofing site would list the contractor's license number and insurance details here, with a way to check them. This concept site doesn't claim any.

What warranty do you give?

Our workmanship warranty is written into the estimate: 10 years on labour in this sample. Shingle makers give their own warranty on the materials.
