Residential property management Sample company
Rentals that are looked after, for owners and the people living in them
We manage single-family homes, condos and small apartment buildings. Owners get rent on time and a clear monthly statement. Residents get one number to call and repairs that get booked.
For owners
What we take off your hands
You keep the decisions about your property. We do the day-to-day work and keep a written record of all of it.
-
Finding residents
Listing photos, viewings, and background and income checks applied the same way to every applicant.
-
Rent and statements
Rent collected online, reminders when it's late, and a statement with your payout each month.
-
Repairs and upkeep
Residents report problems to us. We send a contractor and ask you first for anything over your limit.
-
Inspections
Move-in and move-out reports with photos, and a walk-through once a year.
-
Leases and notices
Renewals, rent reviews and the notices your state requires, written and served correctly.
-
Year-end paperwork
A year-end statement and the 1099 your accountant needs for your tax return.
Your repair limit. You set a dollar amount when you sign up. We go ahead with repairs below it and ask you before anything above it, except emergencies that would damage the home if left. Sample policy

For residents
Something broken? Tell us here
A repair request gets a number, and we text you when a contractor is booked and again when the job's done.
Emergencies, any time
Flooding, no heat in cold weather, a lock-out, or no power to the whole home. If you smell gas, leave the building first and call the gas company, then us.
Call (555) 014-2290Pay rent
Rent is due on the 1st. Pay by bank transfer or card, or set up autopay so you don't have to think about it. Sample
Moving out?
Give us 30 days' notice in writing. We'll send a move-out checklist and book the final inspection with you. Sample
How taking over your property works
Whether you manage it yourself today or use another company, your residents stay where they are and their leases carry on.
We walk through the home
We look at its condition, read the current lease and suggest a rent based on similar homes nearby.
You get the agreement in writing
Fees, your repair limit and the notice period, all in the management agreement before you sign.
We take over
We collect leases, deposits and keys, and send residents a letter with how to pay rent and report repairs.
Your first statement
At the end of the first full month: every payment in and every invoice out, with your payout.
Common questions
For owners
Can I keep using my own contractors?
Yes. Give us their details and we'll call them first. If they can't come in time, we use one of ours and tell you who went.
When do I get paid?
Rent is collected by the 5th and your payout and statement go out by the 10th of each month. Sample terms.
What happens if a resident stops paying?
We send a reminder the day after rent is due, call, and then serve the notice your state requires. We talk you through the options before any legal step.
Can I end the agreement?
Yes, with 30 days' written notice and no cancellation fee. We hand back leases, deposits and keys. Sample terms.
For residents
Who do I call at night or at the weekend?
For emergencies (flooding, no heat in cold weather, a lock-out or a gas smell) call the main number any time. Everything else, use the repair form and we'll reply the next working day.
How do I get my deposit back?
After you move out we inspect the home against the move-in report and send an itemised list of any deductions within the time your state allows.
Can I get a pet?
It depends on the home. Each listing says what's allowed. Ask us in writing before a pet moves in.
Tell us about your property
We'll reply with a rent estimate and the fees that would apply. Looking for a home to rent? Use the same form to ask about a viewing.
